Often referred to as “boundary surveys/maps or as-built survey”, a Physical Survey is a field survey that results in a drawing that shows all physical improvements & natural features located on a property including (but not limited to): residences, garages, barns & outbuildings, fencing, walkways, driveways, observable utility lines, underground utility lines (if requested), easements, right-of-ways, buffers, creeks, streams, lakes, rivers, flood zones, septic aresa, etc.
This type of survey is typically the most common item requested by property owners. A Physical Survey can satisfy numerous amounts of goals such as HOA requirements, home purchase due diligence, fence installations, local agency/government requirements and much more. A physical survey can also just be peace of mind for a property owner to know and understand all matters of fact concerning their land.
We provide the service of Property Line Staking upon completion of a physical survey by us. Using wooden property stakes, we are able to mark all property corners and intermittent points between these corners to provide an accurate visual representation of your property on the ground. This is often used to aid in fence line construction, landscaping installations, property disputes, and basic knowledge of the property you own.
Often referred to as a “topo” survey, a Topographic Survey provides elevations and ground contour data for a specific property and is most often used in preliminary design scenarios where a property owner needs to be aware of any grading & drainage challenges that may be present. Topographic Surveys also include utility rim & invert elevations in or around the property. Typically, a Topographic Survey is accompanied by a Physical Survey (listed above).

An ALTA/NSPS Survey is a specialized survey of a property that adheres to strict standards developed by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). An essential part of any legal ownership of land, the boundaries of a property must be property and professionally delineated, making note of any easements or public right-of-ways, or other addition to or deletion from the property throughout the course of the parcel’s history. This survey also includes an items of record shown on a title policy provided by the title insurer. Typically, this type of survey is required for commercial property purchases.
Elevation Certificates are often required by FEMA and local government agencies for determining the vertical elevation relationship between known flood elevations and existing/proposed structures & improvements. These are required to ensure certain properties are not developed below the known base & community flood elevations. Elevation Certificates can only be completed by professionally licensed Land Surveyors and Civil Engineers.
